Business Bay is the tower district directly south of Downtown, built around the Dubai Water Canal, with the same Burj Khalifa skyline and hotel rates that usually come in 10-20% lower. It has a Red Line station, a canal promenade with a mechanical waterfall lit at night, and rooftop pools that look straight at the tower; what it lacks is a beach and the Dubai Mall on the doorstep, which is 20-40 minutes on foot or one Metro stop away. This guide covers getting here, the canal, the walk to the Burj, the hotel maths, the district by the hour, and our tours from a Business Bay hotel.

Is Business Bay a good area to stay in Dubai?
Yes, for a first trip built around Downtown: the same Burj Khalifa skyline, a Red Line station, the canal promenade and the waterfall, with hotel rates usually 10-20% lower than Downtown. Burj Khalifa and Dubai Mall are 20-40 minutes on foot or one Metro stop away, DXB is about 15 km, and our desert safari and Abu Dhabi tours collect you at the hotel. It is the wrong base only if you want a beach at the door.

The six things worth your time in Business Bay
#1
The canal promenade
The paved walkway along both banks of the Dubai Water Canal through Business Bay, with pedestrian bridges, the Al Habtoor City and JW Marriott Marquis towers over the water and runners at dawn. Free, flat and lit at night; the district's one outdoor pleasure in summer after dark, and the best way to reach the waterfall on foot.
#2
Walking to Burj Khalifa and Dubai Mall
Business Bay sits directly south of the tower. From the northern edge of the district Burj Khalifa is 20-40 minutes on foot along the pavements, or one Metro stop from Business Bay station to Burj Khalifa/Dubai Mall plus the 10-15 minute Metro Link bridge. Walk in the cooler months or after dark; in summer take the train or a taxi.
#3
The Fountain and Burj Park, free
The Dubai Fountain on Burj Lake by Dubai Mall plays free shows every 30 minutes from 6 PM in the evening, and Burj Park below the tower is the free viewpoint with the classic angle. Both are a walk or a short taxi from Business Bay: leave the hotel by 5:15 PM for the golden hour on the tower and the first show.
#4
Dubai Opera and Souk Al Bahar
The Downtown evening next door: Dubai Opera's dhow-shaped hall for concerts and shows, and Souk Al Bahar's Arabesque lanes and terraces on the lake facing the tower and the fountain. The terrace tables are the ones to book for a fountain-side dinner; the walk back to a Business Bay hotel is 20-40 minutes, or a short taxi.
#5
Business Bay Metro station
The Red Line station on the Sheikh Zayed Road edge of the district: one stop to Burj Khalifa/Dubai Mall, the airport in one direction and DMCC for the Marina and our yacht pier in the other, AED 3-7.5 by zone on a Nol card. Hotels on the far side of the canal are a 15-25 minute walk or a short taxi from it.
#6
Museum of the Future, a few stops away
The silver calligraphy-covered ring on Sheikh Zayed Road by Emirates Towers, a few Red Line stops from Business Bay towards Deira. Tickets are about AED 150 and sell out on weekends, so book on the official site ahead; pair it with the Metro on to Old Dubai for a day that starts in the future and ends in the souks.
Business Bay in three sentences, and who it is for
Business Bay is the tower district directly south of Downtown, built around the Dubai Water Canal, with the same Burj Khalifa skyline at a lower hotel price. It has the canal promenade and the mechanical waterfall under the Sheikh Zayed Road bridge, a Red Line station, and rooftop pools that look straight at the tower; what it does not have is a beach, or Dubai Mall and the Fountain on its doorstep, which are 20-40 minutes on foot. Hotels here are usually 10-20% cheaper than in Downtown for the same view.
It suits the first-time visitor who wants the Burj skyline and the Metro without Downtown prices, the family that will spend evenings at the Fountain and days on our tours, and anyone who works in Dubai by day. It suits less well the beach-first visitor, 25 km from JBR, and anyone who wants to step out of the lobby into a crowd; Business Bay after 8 PM is quiet outside the hotels.
Below: how to get here, the canal and the waterfall, the walk to Burj Khalifa, the hotel maths against Downtown, the district by time of day, our tours from here and a sample day.
How to get to Business Bay
Business Bay is about 15 km from DXB, a couple of kilometres south of Burj Khalifa and 25 km from the Marina, on the Red Line at Business Bay station. The station sits on the Sheikh Zayed Road edge of the district; hotels along the canal on the far side are a 15-25 minute walk or a short taxi from it, so check which side yours is on before choosing the Metro over a taxi.
| From | Option | Time | Cost | Notes |
|---|---|---|---|---|
| DXB airport | Taxi | 15-25 min, up to 40 in rush hour | About AED 40-60 | Downtown fares; Business Bay is a few minutes further |
| DXB airport | Metro Red Line | About 30-40 min | AED 5-7.5 plus a Nol card (about AED 25) | From Terminal 1 or 3 direct to Business Bay station, no change |
| Dubai Marina / JBR | Taxi | 25-40 min | About AED 50-70 | Rush hours 7-9:30 AM and 5-8 PM add 15-30 min |
| Dubai Marina / JBR | Metro Red Line | About 40 min | AED 5-7.5 | DMCC or Sobha Realty to Business Bay, 2-3 zones |
| Palm Jumeirah (Atlantis) | Taxi | 25-35 min | About AED 50-70 | No Metro on the Palm; monorail and tram to DMCC first |
| Burj Khalifa / Dubai Mall | Walk, Metro or taxi | 5-40 min | Free to about AED 20 | See the walking section below |
Taxi fares are meter estimates without traffic; Careem, Uber and Hala show a live price in the app.
The airport arrival in full, with the terminal exits, buying the Nol card and what to do with luggage on the train, is in DXB to Downtown Dubai; the same route serves Business Bay one stop further on.
The Dubai Water Canal: the waterfall and the promenade
The Dubai Water Canal cuts from the Creek through Business Bay to the Gulf at Jumeirah, and Business Bay is where it is widest and most walkable. Both banks have a paved promenade with pedestrian bridges, benches and lighting, runners at dawn and families after dark; it is free, flat and, in the hot months, the only outdoor walk in the district that makes sense, taken after sunset.
The set piece is the mechanical waterfall under the Sheikh Zayed Road bridge: a curtain of water pouring from the bridge into the canal, lit in colour at night and parting to let boats through. Walk to it along the promenade from any canal-side hotel, arrive after dark, and stand on the bank rather than on the bridge for the full sheet of water with the towers behind.
Give the canal an evening, not a day. The walk from the Business Bay bridges to the waterfall by Al Habtoor City and back is about an hour of easy going, with the JW Marriott Marquis towers over the water; add the bridges for the photos, then a rooftop bar with the Burj in view. There is nothing to pay for anywhere on the route.
Walking to Burj Khalifa and Dubai Mall
Business Bay's selling point is that Burj Khalifa is walkable, and that is true with two conditions: the season and which end of the district you sleep in. From the northern edge the tower is 20-30 minutes on foot; from the southern bank of the canal it is closer to 40. In the cooler months it is a pleasant walk with the tower growing in front of you; from May to September do it after dark or take the train.
| Option | Time | Cost | Best when |
|---|---|---|---|
| Walk | 20-40 min | Free | November to March by day; summer after dark |
| Metro, one stop | About 20-25 min including the Metro Link bridge | About AED 3-5 on a Nol card | Midday heat, shopping trips |
| Taxi | 5-10 min | About AED 12-20; the minimum fare is about AED 12 | Fountain time, when the mall car parks are the rush hour |
Once there: the Fountain plays free shows on Burj Lake every 30 minutes from 6 PM, with afternoon shows on some days, so check the mall's listings; Burj Park is the free viewpoint; At the Top on levels 124-125 costs from $55 with us, more at sunset, and the Sky Views Observatory at the Address Sky View is the cheaper alternative, compared in Burj Khalifa or Sky Views. The mall's aquarium tunnel is free to walk past; the aquarium ticket is about AED 150 and up. The whole district, with a day plan, is in our Downtown area guide.
Hotels: usually 10-20% cheaper than Downtown for the same skyline
The reason most visitors end up in Business Bay is the room rate. For a comparable hotel with a comparable Burj view, Business Bay usually comes in 10-20% below Downtown, and the gap tends to widen at the busy times: the last two weeks of December, Eid and the big trade shows. What you give up is measured in minutes, not in views.
| Business Bay | Downtown | |
|---|---|---|
| Room rate, like for like | Usually 10-20% lower | The premium for the address |
| Burj Khalifa view | The same tower from the south, often from the pool deck | Closer, from the north and west |
| Dubai Mall and the Fountain | 20-40 min on foot, one Metro stop or a short taxi | 5-15 min on foot |
| Metro | Business Bay station, on the Sheikh Zayed Road edge | Burj Khalifa/Dubai Mall, with the 10-15 min bridge |
| Water | The canal promenade and the waterfall | Burj Lake and the Fountain |
| Evenings | Hotel rooftops and canal-side restaurants; quiet streets | Souk Al Bahar, the Opera, the Fountain crowds |
| Our tours | Hotel pickup for the safari, Abu Dhabi and the balloon | The same |
Two small numbers apply to both: VAT at 5% and the Tourism Dirham of about AED 7-20 per room per night, added at the hotel. The full price-and-minutes argument is in Downtown vs Business Bay; where both stand against the beach districts and Old Dubai, by traveller type and with the pickup logistics for our tours, is in where to stay in Dubai for a first trip.
Business Bay by time of day
The district runs on a Downtown clock with a canal added at both ends of the day. Sunset is about 5:30 PM in December and about 7:10 PM in June; the Fountain starts at 6 PM, and the waterfall is at its best once the sky is fully dark.
| Time | What works | What to skip |
|---|---|---|
| 6-9 AM | A run or walk along the canal promenade; the Burj in soft light from Burj Park | Nothing: these are the coolest hours |
| 9 AM-1 PM | The walk to Burj Khalifa in the cooler months; At the Top before the sunset premium; Dubai Mall | The walk in summer; take the Metro |
| 1-5 PM | The pool with the tower view; the Museum of the Future a few stops away; the mall's indoor afternoon | Outdoor sightseeing from May to September |
| 5-8 PM | Burj Park at golden hour, the first Fountain shows from 6 PM, dinner on the lake | Taxis into the Dubai Mall car parks at Fountain time; walk the last part |
| 8 PM-late | The waterfall lit on the canal, a rooftop bar with the Burj view, the promenade after dark | Expecting street life; the district's evenings are inside the hotels |
Our tours from Business Bay
Business Bay is one of the easiest districts to be collected from: central, on the Sheikh Zayed Road grid and minutes from the roads the drivers use. The full-day desert safari picks you up at the hotel in an air-conditioned 4x4 and reaches the Lahbab Red Dunes in 45-60 minutes for dune bashing, sandboarding, the camel ride and sunset, then dinner and the shows at Al Khayma camp; from $45 per person, $65 with the 30-minute quad bike ride, and no prepayment. The Abu Dhabi city tour collects you at 8:00 AM for the Grand Mosque, the BAPS Mandir, the Corniche and Heritage Village, from $45 shared or $245 for a private car for up to 7, also paid on the day.
The boats are the one product that does not come to you. The shared yacht hour and the 9 PM yacht party both leave the marina pier behind Al Majara Tower in Dubai Marina, 25 km away: by Metro from Business Bay to DMCC it is about 40 minutes and AED 5-7.5, by taxi 25-40 minutes and about AED 50-70, and on Friday and Saturday evenings the traffic around Downtown makes the Metro the safer bet. For the party, leave Business Bay by 7:30 PM for the 8:30 PM boarding; the yacht departs at 9:00 PM and does not wait. The route with the exits and the tram is in Downtown to Dubai Marina.
The sunrise hot air balloon collects you before dawn anywhere in Dubai city, Business Bay included, for the 40-70 minute flight over the desert reserve and the Bedouin breakfast; it is $275 per person with a 30% deposit, and the baskets sell out one to two weeks ahead in season, so if it is on your list, book it before you book the hotel.
A day in Business Bay, and the verdict
One day that uses the district for what it is: the canal early, the tower by day, the Fountain and the waterfall after dark.
- 7 AM. Run or walk the canal promenade to the bridges and back, before the heat.
- 9:30 AM. Walk or Metro to Burj Khalifa: an early At the Top slot if you are going up, Burj Park if you are not.
- 11:30 AM. Dubai Mall: the aquarium tunnel, lunch, the air conditioning.
- 3 PM. Back to the hotel pool with the tower in view.
- 5:15 PM. Burj Park for the golden hour, then the first Fountain show at 6 PM from the Souk Al Bahar side.
- 7:30 PM. Dinner on the lake, then the walk or a short taxi back and the waterfall lit on the canal.
Swap the afternoon for the desert on the day the safari is booked: pickup at the hotel, sunset on the dunes, back late. Stay in Business Bay if the Burj skyline, the Metro and the room rate matter more than being in the middle of the evening crowd. Stay elsewhere if you want a beach at the door, which means JBR or the Palm, or the souks on foot, which means Deira or Bur Dubai. For a whole trip, our free AI planner lays the days out on the map from a Business Bay hotel with the tours placed where they fit.
FAQ
Is Business Bay a good area to stay in Dubai?
Yes, for a first trip built around Downtown: the same Burj Khalifa skyline, a Red Line station, the canal promenade and the waterfall, with hotel rates usually 10-20% lower than Downtown. Burj Khalifa and Dubai Mall are 20-40 minutes on foot or one Metro stop away, DXB is about 15 km, and our desert safari and Abu Dhabi tours collect you at the hotel. It is the wrong base only if you want a beach at the door.
How far is Business Bay from Burj Khalifa and Dubai Mall?
A couple of kilometres: 20-30 minutes on foot from the northern edge of the district, closer to 40 from the southern bank of the canal. By Metro it is one stop from Business Bay to Burj Khalifa/Dubai Mall, about AED 3-5 on a Nol card, plus the 10-15 minute Metro Link bridge into the mall. A taxi takes 5-10 minutes for about AED 12-20, more at Fountain time when the mall car parks jam.
What is the Dubai Water Canal waterfall and when can you see it?
A mechanical waterfall pouring from the Sheikh Zayed Road bridge into the Dubai Water Canal, lit in colour after dark and parting when boats pass underneath. It is free, reached on foot along the Business Bay promenade, and best seen from the canal bank once the sky is fully dark, from about 6:30 PM in winter and 8 PM in summer. Give it half an hour on the way to or from dinner.
Is Business Bay walkable?
Along the canal, yes: both banks have a lit, flat promenade with pedestrian bridges, and Burj Khalifa is 20-40 minutes on foot from most hotels in the cooler months. The district is large, so the Metro station on the Sheikh Zayed Road edge can be a 15-25 minute walk from a canal-side hotel, and from May to September daytime walking is not sensible; go after dark or take a taxi.
How do I get from Business Bay to the Dubai Marina yacht cruises?
The shared yacht hour and the 9 PM yacht party leave from the marina pier behind Al Majara Tower in Dubai Marina, about 25 km away. Take the Red Line from Business Bay to DMCC, about 40 minutes and AED 5-7.5, then a short taxi, the tram or a walk; or a taxi for 25-40 minutes and about AED 50-70. For the party, leave by 7:30 PM for the 8:30 PM boarding; the yacht sails at 9:00 PM sharp.
Can you see the Dubai Fountain from Business Bay?
Not from the district itself. The Fountain is on Burj Lake by Dubai Mall, a 20-40 minute walk, one Metro stop or a short taxi away, with free shows every 30 minutes from 6 PM in the evening and afternoon shows on some days. Arrive by 5:45 PM for a lakeside spot on the Souk Al Bahar side or the mall's waterfront, and avoid driving into the mall car parks at that hour.
Do tours pick up from Business Bay hotels?
Yes. The full-day desert safari and the Abu Dhabi city tour include hotel pickup and drop-off across Dubai, with no prepayment; the safari reaches the Lahbab dunes in 45-60 minutes and the Abu Dhabi tour starts at 8:00 AM. The sunrise balloon collects you before dawn anywhere in Dubai city. The yacht cruises have no pickup: you make your own way to the pier in Dubai Marina.
